The Renovation Wave
The past decade has seen a sustained wave of down-to-studs renovations of original-build homes, often with deep-water lots that no new construction on the lake can replicate.
The Community Calendar
River Hills' member events — the spring regatta, the July 4 community parade, the Labor Day pool gathering, the holiday fish-fry — read more like a long-running family reunion than a calendar; many residents trace their attendance back two and three generations.
The Renovation Aesthetic
The current wave of down-to-studs renovations at River Hills has converged on a recognizable aesthetic — neutral envelopes, warm wood, dramatic glazing toward the water — reflecting the influence of regional designers including Emerald & Oak Design.
Before River Hills
The land's lake history predates the community. In 1937 Charlotte Observer owner Curtis B. Johnson bought property just south of the Buster Boyd Bridge for the Charlotte Observer Fresh Air Camp, now Camp Thunderbird, and in the years after World War II a group of Charlotte boaters began imagining a yacht club on the same shoreline. That boating culture became the foundation for the master-planned community the Sea Pines Company — the developers of Hilton Head's resort — laid out in the early 1970s.
The Course Today
River Hills Country Club's 18-hole course, designed by Willard Byrd, opened in 1971. A 2012 renovation converted the greens to Champion ultradwarf Bermudagrass and enlarged and recontoured them; the bunkers were rebuilt in 2022 and the irrigation system replaced in 2023. The result is a course that plays very differently from the one the community opened with, on the same mature routing.
